Electronic Advertisement Verification System-EAVS (EİDS)

The authorization verification application within the scope of the Electronic Advertisement Verification System (EİDS) started on September 15.

With the authorization verification application that started on September 15, 2024, real estate service offices authorized by the property owner will be able to post advertisements, and these advertisements will be published as “Authorized Advertisements.”

What is an “Authorized Advertisements?”

On August 31, 2023, new regulations were published by the Ministry of Commerce in the Regulation on Real Estate Trade, and the first phase, “identity verification,” was implemented on November 1, 2023. The second phase of these regulations, “authorization verification,” came into effect on September 15, 2024. Within this scope, real estate owners will grant sales and rental authorization to “Real Estate Service Offices” with authorization certificates through e-Government authorization screens, and thus the advertisements will be published as “authorized advertisements.”

There will be a transition period from September 15 to December 31, 2024. During this period, it will be possible to post advertisements without authorization verification, but verified advertisements will feature the EİDS Logo. From January 1, 2025, it will no longer be possible to post advertisements without authorization verification.

What to Pay Attention to in Advertisements?

The property number of the real estate to be advertised must be entered correctly and completely, and the information related to the title deed must be verified. It must be correctly stated whether the owner of the real estate to be advertised is a Turkish citizen.

In case of providing misleading information, the authorization certificate may be canceled and/or administrative sanctions may be imposed. Therefore, it is extremely important that all requested information is accurate and complete.

How to Learn the Property Number?

Property owners can access this number in two different ways.

To learn through e-Government:

Log in to your e-Government account.

Select the “Land Registry Information Inquiry” service from the search field.

On the page that opens, click the “Property Information” button for the relevant property from the “Property List.”

You can view the “Property Number” information on this page.

To learn through the title deed;

Find the “Property No” on the new type of printed title deeds.

Find the “Ground System No” on the old type of title deeds.

These numbers are your property numbers. To ensure the accuracy of this information, you can submit the documents to your relevant real estate service consultant and obtain approval. Submitting the documents will ensure the accuracy of the information and prevent any incorrect transactions.

How to Grant Authorization? 

Real estate owners will match the property number of the relevant real estate with the Authorization Certificate of Tempus Invest (Tempus Invest Company Name: Tempus Gayrimenkul Yatırım Limited Şirketi) (Authorization Certificate No: 3408405) through their e-Government accounts. Thus, for this real estate, approved advertisements can be posted on our website (www.tempusinvest.com) and on advertisement platforms as “Authorized Advertisements”.

How Will Real Estate Owners Grant Authorization to Tempus Invest?

Log in to your e-Government account.

Select the “EİDS Real Estate Advertisement Authorization Transactions” service.

Click the land registry information button. Select the property you want to authorize.

Enter the Tempus Invest authorization certificate number “3408405” and select the date until which you want to grant authorization.

Complete the authorization process.

Congratulations! Your property will now be processed by Tempus Invest as an authorized and verified property in the fastest and most secure way.
